This spacious semi-detached house was completely redecorated in July 2016 and is clean, tidy and furnished with bright, modern furniture. It is a very spacious, large property but still a homely place in which to live and is well looked after by the current tenants, weekly cleaner and gardener. This is a house share based on four sharing so ideal for making new friends. There are four bedrooms in the property: a very large double with a king size bed for £475 per month and three good sized doubles for £445 and £510. The latter have a double bed, wardrobe, chest of drawers and all have a TV point and lock on the bedroom door for extra privacy. The downstairs bedroom has secure double glazed PVC patio doors leading to the garden which is ideal for a smoker (strictly outside only). The large bedroom has a triple wardrobe, bedside table, chest of drawers, built in cupboard storage and still plenty of room if you wish to bring your own furniture.

The room rates include all utility bills, wireless internet, cleaner and gardener. All communal areas (not bedrooms) are cleaned weekly by the cleaner and they comprise a lounge, kitchen, dining room and utility area and an upstairs bathroom with a shower, shared between all housemates. There is a lovely private and secure garden, maintained monthly by a gardener, with a patio area housing a table and chairs. Housemates currently living here have moved in because they are looking for a place to call home and make new friends so we ask that you are sociable, friendly, polite and respectful to fit in with the existing housemates.

The house is located on a quiet road in east Ipswich in a sought-after area, just off Foxhall Road, and is a 10 minute walk to the new university building and also the popular marina/docklands area that offers many bars/restaurants and night life. A walk to the town centre is a mere 20 minutes and there are several convenience stores within a 2 minute walk, ie. local Co-op, newsagent, fish & chip shop and many other takeaway outlets. Permanent parking is offered outside the property and there are no restrictions. It is a quiet residential area so there is always plenty of parking available.

We are happy to send you video tours of any of our available properties as well of the individual bedrooms on Whatsapp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. ​To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
